The M4 Group

ModuSteel sits inside a vertically integrated operating group that holds active GC licenses, active development projects, and active site-work operations across the Carolinas, Florida, and Alabama. Every panel we ship gets tested by our own crews first.

M4 General Contractors self-performs sitework, public water, and utilities in addition to vertical construction. Foundation-to-frame coordination — the sequencing that makes panel delivery work — happens under one roof, not across three subcontract relationships.

This is not a venture-funded startup. M4 Development Holdings was founded by builders to solve the problems builders face — starting with the framing schedule.

Vertical integration is the advantage

We don't sell steel to builders who figure it out themselves. We are the GC. We know what a framing crew needs on Monday morning — because we have one.

Shop-fabricated beats field-built

Panels assembled in a controlled shop environment are plumb, true, and sequenced. The jobsite is for erection, not fabrication.

Fixed price means fixed price

Material cost is locked at PO. Your budget recap won't have a line item for lumber surcharges mid-project. That's not a marketing claim — it's how the contract reads.

Builders don't need a pitch deck

We talk schedule, trade stack, and punch list. If you want to know what our panels do for your job cost, submit a plan set and we'll show you with numbers.
